Kamishiro, Hakuba: Development Plan for Company-Owned Land

Concept stage

This is forest land in Kamishiro, Hakuba Village, Kitaazumi District, Nagano, owned by Gemini Co., Ltd. (registered area 2,254 m², one title). We acquired it in July 2025. The north-east and south-west sides each face a 6 m public road, and mains water and electricity reach the site.

HakubaLand is studying a concept that places four villas on the land. Each plot faces a public road directly, so no shared private driveway is needed and each plot can be used independently. This is a concept-stage study, not an approved plan.

HakubaLand develops land and villas in the Hakuba area, handles sales brokerage (through our Osaka head office) and manages private lodgings (minpaku) and villas. Once the buildings are complete, we plan to run them as well.

Footprint

8 spaces (2 per villa)

This drawing is a concept-stage study, not an approved plan. The site is drawn as a simple rectangle matching the registered area; the actual boundary will be fixed by survey. The compass direction is approximate. The minimum plot size comes from Hakuba Village's development guideline (April 2026). Building approval, the village's landscape rules (a height limit of 13 m or 18 m depending on the zone, plus setbacks), the tree-felling notice for forest land and the septic design are still to be checked.

Running the villas (HakubaLand)

  1. Lodging licence

Either an inn licence, which allows year-round letting, or a private-lodging (minpaku) registration, which the law limits to 180 nights a year. Which applies depends on land-use rules.

  2. Operations

HakubaLand handles check-in and check-out, guest messages, cleaning and linen, inspections and repairs, and winter upkeep.

  3. Bookings and reports

Listing on booking platforms, pricing, reservations and regular statements.

We will confirm with Hakuba Village that the site can be used for lodging before going ahead. Income varies with the licence type, the season and occupancy.
